How does change at Granite impact YOU? Read Part II of our technological advancements!
The Advances of Granite Technology (Part II). photo. In our post last Tuesday, we introduced one of the ways that Granite has grown in their use of technology. The first change was through a system called AppFolio. We ended the post explaining how Maintenance uses AppFolio to complete orders ...

In case you didn't know, we love bananas. So why wouldn't we have banana flags in front of our office? #bananaup

My only interaction with Granite consisted of awful showings and sketchy descriptions of their legal affairs concerning their lease (quoted response from Granite below). Showings: The agent did not have keys, did not know basic information about the apartments she showed me ("I've never been here, I don't know anything about this place"), and was very uninterested in getting me to sign. If I didn't someone else would, so why should she care? Sketchy lease: I inquired about the legality of their lease because Granite charges for more than "wear and tear" - this is what most reasonable folks would assume is the only thing Indiana state law allows a landlord to charge for. This is the response I received: "Thank you for your concern about our leasing agreement. Granite has been in business almost nine years now and we have had a lot of interaction with lawyers and judges regarding our leasing agreement. There are parts of Indiana law that are vague and left to interpretation, because of that, we have check with those sources to ensure that our Granite lease is "air tight". That being said, If you are not comfortable signing a lease with us, that is completely fine and we encourage you to find an apartment that you can feel like you have a clear conscience with everything that you are signing." You can interpret that for yourself. I took it as "we have so much money and essentially monopolize the housing market of West Lafayette that we can pull this off and we don't need your business."

Living in Grant Street Station for a year was a great experience. The maintenance staff was always extremely helpful and timely. We were well taken care of and enjoyed our time renting through Granite. Would recommend to anyone looking for apartment living on campus!

The apartments could have been luxury suites and I still would give one star for the headaches I got from Granite. If you turn your key in late, they charge you $250.00 per day. If you go to the office to pay in cash, they'll only accept so much. If you try to pay online, they'll add a ridiculous service fee. But the worst part is the deposit refund. Combined, my two roommates and I put down a $735.00 deposit. We got $55.00 back total. We cleaned our apartment from top to bottom (so that we would get most/all of the deposit back!) and the roommate who did the vast majority of the cleaning got $6.00 back. Two of the charges, (apartment cleaning and carpet cleaning) were considered "standard" and cost us $335. That means that if you sign a lease with Granite and put down a deposit, you're guaranteed to never see that money again. From other reviews that I've read, if you call and try to talk to the manager, they will refuse. They ask that you email them, then take about a month to respond. They get one star for their employees being (generally) helpful, friendly, etc. Maintenance was (generally) timely. I say that their people are not the problem; it's their philosophy.

So far so good! I have been living at Uptown West for about 3 months and love it so far. The staff and maintenance crew is so friendly and helpful. My dishwasher stopped working and they immediately bought me a brand new one, no questions asked.

Thanks so much Jacinda for the kind words!

Believe all the negative reviews concerning security deposits. I moved my daughter in and out and know the condition the apartment was in. They charged for painting the entire apartment and $560 to clean. But the best is that even though we marked that the carpet was stained and worn and it was in the same condition when they left they tried to charge them for replacing carpet in the entire apartment. After we complained, they agreed that the damage to the carpet was noted on the move-in form they would only charge half of the replacement ($472). So they agree they didn't do the damage, but still charge 50%. Makes no sense. They also attempted to charge for 16 light bulbs to replace, when challenged again that their own post inspection video only showed 3 bulbs out, they "graciously" removed that charge. This is not an isolated case as the tenants in the apartment next to them had the exact same issue. I have two more kids potentially heading to Purdue, they will NEVER rent from Granite Student Living. I suggest you do not either. If you do, calculate the security deposit into the cost of the rental. You will not get it back. I agree with the posters, if I could rate them negative, I would. Renter Be Ware.

Everything was fine until we moved out, they charged a lot for the cleaning and refurbishment. Although our house was not that clean... they charged for painting the whole house too. What is worse, after we negotiated with them and they changed the painting fee to the half, we still keep receiving emails saying we "owe" the other half, like they never update their system ever... they are very eager to ask you for money!!
Response from the owner - a week ago
Haiqing, we are sorry to hear you are unhappy with the negotiated adjustment and balance remaining on your account. While we will not go into specifics within this reply, please call us at 765.269.7283 ask for Accounting and we will be happy to help you and explain any balances or fees.

Okay let me explain. I was living in the State Street Towers for 2 years. Everything was almost perfect. Our maintenance requests were answered within 48 hours max. They were only charging things that was our fault. We had one accident where there was a waterr leak from upstairs and they had to dry out one of our walls but they did best they could. Maintenance people were very nice and friendly and me and my roommate were very surprised because of the bad reputation they had around the campus. We had an increase at the rent after the first year which is unusual if you ask me since you are renewing your rent but that was fine since we were very happy with our apartment. Then we graduated and moved out. Let me tell you this way, they charged $680 only for the cleaning of the apartment. Also $300 something to paint the whole apartment. Basically they said "You are not going to get your deposit and there is nothing you can do about it". Do not expect a dollar back from your deposit.
