‘Twas the middle of summer, and all through the street
The swelter of garbage wafted high in the heat.
The temps pushed triple digits throughout Center City,
People cursed, swore, and muttered – it wasn’t pretty.

From the hipsters of GradHosp to Queens Village fair,
To Fitler, to Washington, to Rittenhouse Square!
They cried out for answers, from brownstone and loft:
“There has to be some [bleep]ing way to cool off!”

This ballad’s for them; with intentions so fond
I’ll share ways to stay cool in Philadelph’ and beyond!
Business is brisk at Rita’s, you can tell from the line
As folks queue up to score that “wooda’ ice” fine!

For relief, something icy is just what it takes:
Frosty drafts of craft beer or hand-spun milkshakes!
Swimming’s a summer treat for rich and for poor,
They hike their pasty buns t’words Atlantic City shore.

(But spend one long weekend in the Jersey misrule,
And you’re bound to end up grateful for your community pool!)
Some culture is nifty, our museums are rare
You can check out some art and climb Rocky’s stair(s)!

Visit T-Rex at Drexel or the skulls at the Mutter,
With so much sweet free A/C, you won’t melt like butter.
With a cooler, clear head you’ll again use your reason
Anticipating Made In America and Eagles’ preseason!

I normally theme these roundups around a certain neighborhood, but this one’s going to be different. I’m not even going to mince words – I felt like looking at some pictures of fancy houses, and so that’s what I did! All the listings I scooped for this weekend’s open house list are in the seven-figure ballpark, either just above or just below $1,000,000. Savor the lovely, lovely real estate porn, and, if you get a chance, go visit one or more of these magnificent manses.

FSBO, or For Sale By Owner, may as well stand for “For Sure [a] Bad Option.” Here’s the skinny: we know that listing with a licensed agent almost inevitably results in sellers getting more money for their home. We know that Average Joe homeowners are likely to be snowed by the buttload of legal paperwork, unprepared for the rigors of open houses, inspections, and closings, and poorly prepared to price effectively.  Here’s another tragic fact they don’t mention on all those generic “Why You Need a Listing Agent” articles on MSN and Zillow: your typical seller absolutely sucks at marketing.  The following are a few examples of the questionable acts of self-promotion that ensue when sellers handle their own listings. Strap up, my friends – it’s going to be a cringeworthy ride. #philly   #philadelphia   #realestate

Virginia Woolf wrote about the need for “a room of one’s own,” but latter-day Philadelphians know the real score: a garden of one’s own is truly where it’s at. Center City in particular is short on personal outdoor space. And while we may not worry any longer about scurvy, a lack of sunlight is undoubtedly bad for the health, both physical and mental.

Duplexes! Are These The Solution For Frugal Singles In Center City?

There are, at any given time, a handful of duplexes for sale in Center City. Most seem to be clustered in NoLibs or Graduate Hospital. Sticker prices range from the mid-$300k’s (for units that are either ultra-tiny 1/1′s or need a fair bit of work) and, at least in terms of the ones I looked at, top out around $800k for a pair of units that rival any well-appointed middle-class dwelling for quality of trim and modern updates: gleaming hardwoods, sexy vintage brick/wainscoting/fireplaces, luxe bathrooms, and exquisite outdoor spaces.

Treat yourself to a laugh with today's WHAT THE PHILLY? #philly   #philadelphia   #realestate  

This week, I’m taking aim at a trio of unfortunate little townhomes whose listing agents clearly are utilizing some avant-garde process of real estate reverse psychology – if you make a home look as unattractive as possible and write awful descriptions, perhaps buyers will be so turned off that they won’t be able to help stopping by? I’m not sure.
