Introduction

The Home Selling System I’ve put together in this guide is designed to increase demand for your home, which will attract more buyers, possibly leading to multiple offers and ultimately earning you a higher sales price.

With the great tools I have available through RE/MAX and my affiliation with The Minnesota Real Estate Team, who has sold the most homes in Minnesota Since 2006 over any individual or team, I’m able to provide this system to all of my clients.

Before listing your home there are few things that need to be discussed, so you can decide if selling really is your best option while determining if you really are motivated to sell.

Why a CMA is Ineffective

When it comes to pricing your home, many agents will do a CMA, a Comparative Market Analysis.

Unfortunately, a CMA is more of a generalization of value. It doesn’t take into account

  • Condition
  • Staging
  • Loss of Job
  • Dated Interior
  • Inheritance
  • Highly Motivated Seller
  • Current Competition
  • Surrounding Homes
  • Improper Marketing
  • Low Curb Appeal
  • Seller Already Moved

What an agent should do instead is really drill down into the neighborhood and only pull recent sales that are most similar to your home. By doing this you can determine the estimated value of your home. However, determining the estimated value is helpful when refinancing or appraising a home, but when you price your home you want to base it on competition. How does your home compare to others on the market and how much competition do you face? Then you can price you home accordingly. The goal is to have buyers perceive your home as the better deal over other homes on the market.

The Hard Questions

We don’t want to make any suggestions about how to sell your home or review what to do to get the best results without first spending some time learning about your specific situation.

This is a consultative approach and we would much rather help you decide what the best option is for you versus selling you on listing your home with us. And so, one of the following may occur as we talk about your plans to move. You might discover now isn’t the time to sell, renting your home out might be a better option or you really are motivated to sell and move into another home.

Pre-Listing Home Inspection

I recommend a professional home inspection for all of my sellers. Here’s why. The number one deal killer of any real estate transaction is the home inspection.

Here’s how an inspection can kill a deal: let’s say all the parties get together and we agree on the price at which your home is going to sell. We’re all happy, the home is under contract, and it’s time for the home inspection.

A day after the home inspection is over, we get a list of items the buyer would like fixed or they’ll bail on the sale.

In some cases the buyer is trying to negotiate money off the price of your home. In other cases they are looking for a way to get out of the deal. In either case it causes a huge headache and everyone is back to the drawing board to get your home sold.

By having a Pre-Listing Home Inspection we can remedy any potential issues before the home is even on the market. This will not only give you peace of mind, but it will also make the Buyers feel better that things were looked over before the home was put on the market.

This can save you 2% - 4% in repair costs.

Expert Staging Advice

Because staging helps homes sell 20% faster and for 6% - 8% more money, we believe in offering a Free Consultation with one of our preferred partners.

Our Stager will walk through your home and provide advice on decorating, paint colors, furniture arranging, and much more.

After that, it’s up to you to decide if you would like to use all of their suggestions, just a few, or even hire them to do the work for you.

I recommend giving some serious thought to the stager’s suggestions if you do want to maximize how much you can earn from the sale of your home.

Home Warranty

With a Home Warranty you get free coverage on all the major mechanical systems in your home while you have it listed. That way, if an issue pops up with the major systems, they are covered.

When the buyer closes, they have coverage for the first year they own the home.

Market research shows that homes on the market with a Home Warranty sell faster and for up to 2.2% more money.

Signage

We provide a standard for sale sign with a phone number that can track who called us about your home and will allow us to follow up with the prospective Buyer.

Professional Photos

You only get one chance to make a first impression. Professional photos showcase your home in the best light. The photos turn out crystal clear and you can really see what the entire room looks like.

Our Internet Presence Goes Deep Instead of Wide

Aside from the MLS we also use several other online tools

  • We pay a premium to have your home featured on the 40 most visited websites used by homebuyers.
  • Craigslist – We’ve found Text Ads work best on Craigslist to get prospective buyers' attention versus the custom professionally made flyer ads.
  • YouTube – Using our professional photos, we create a virtual tour that is published to YouTube. We also make a video that targets search keywords a buyer would use if they’re searching right now, like 3 bedroom homes for sale in Minneapolis versus a search like Minneapolis homes for sale. Those searching Minneapolis homes for sale are farther from buying than someone that’s looking based on price range and/or bedrooms.
Social Media
  • Pictures are more popular than ever on social sites like Google+, Facebook, Tumblr, ActiveRain, Instagram, etc. So that’s our focus -- to highlight your home in the areas that will get the most attention.
  • Facebook Ads – Our ads have received as much as a 50% click thru rate from thousands of visitors with our demographic targeting.  We target prospective buyers by area, age group, and income bracket.
  • Facebook Page – Our Facebook Page, Amazing Minnesota Homes, has nearly 80,000 Fans and complements are Facebook Ads Campaign.
Our Two Radio Shows
  • Minnesota Home Talk on AM1500 at 7AM on Saturdays
  • The Minnesota Real Estate Show on AM1130 at 10AM on Saturdays
Additional Strategies
  • Reverse Prospecting – Instead of waiting for buyers to come to us, we go to them by searching for buyers with search criteria that matches your home. We do this through the MLS by doing a reverse search for these types of buyers and then we contact the agents of those buyers to see if they would have an interest in your home.
  • Mega Open House – It is true that only 1% of homes sell at an Open House. However, this is a great networking tool you can use with your friends and family, which can help sell your home. It’s a lot like a Going Away Party served with appetizers. After the “Going Away Party,” the open house to the public is held.
  • Guaranteed Sale Program – Under this program, your home would be purchased for 80% of its value by our team or network of investors, but cannot exceed $300,000.
  • Reverse Offer – In some cases a buyer may view your home once or twice but not make an offer. What we can do in this case is contact the agents of the buyers and find out what they would offer if given the chance.
  • Pre-Marketing – Through our Brokerage Wide network, I can market your home to prospective buyers through other agents in my network before it even hits the market.
Why Commissions Are Split with the Buyer’s Agent

Commission are split between the Listing Agent and Buyers Agent because they really work together to get your home sold.

The Listing Agent’s primary role is to market your home and get as many buyers in the door as possible.

From there we have to rely on the Buyer’s Agent to talk up your home and convince their buyer that your home is the better deal over other homes on the market.

To do this we recommend offering the Buyer’s Agent a slightly higher split in the commission.

Buyer Response System

We’re a team of 75 Agents, we have an advantage over the solo agent. We’re able to have a full time Lead Coordinator at our disposal to handle any incoming calls about your home and also receive assistance from other agents on the team for showings, open houses, and follow ups with buyers.
