It seems that many multifamily marketers are still guessing about what millennials want in an apartment community. #multifamily

We recently talked to Matt Wilson, Portfolio Manager at Horizon Realty Advisors, about how Entrata is making things better. "Entrata had the best offering with the fewest road blocks," he said. "We've seen our conversion ratios increase just because people aren't getting distracted." ‪#‎multifamily‬

Why are maintenance work orders still managed on paper forms? - http://ow.ly/VuNad #multifamily
You might be used to leaving a literal paper trail with your maintenance work, but it's about time you go completely digital.

James Draper, our Data Analysis Team Lead, has a few things to say about multifamily, the Internet of Things, and how it ties to Moneyball.

"The internet of things (IoT) will bring much more data to our fingertips allowing us to analyze deeper levels of residents’ data and further redefining how we can measure a property’s success." #multifamily

Admittedly, maintenance positions within our industry can be tricky to manage. That doesn't mean you should ignore them.

This company is poorly managed. 1. Invoice notifications are emailed only 1-2 days before payment due date which means renters can't pay by mail and are forced to pay online. 2. Charging convenience fees is typical when paying online using credit cards; however, NEVER when using a bank routing number for direct payment in which no person actually has to do anything for the transaction to occur. 3. Renters are then charged a "convergent fee" for 3rd party billing which is Entrata! Entrata is taking money twice from renters. Bad business.

Entrata is a technology company providing software tools to property management companies. Convergent billing and allowing residents a way to pay rent online are just a couple of the functions our software performs. Online payment convenience fees are commonly collected by apartment management companies to offset the costs the community is charged for accepting alternative methods of payment. The convergent billing fee is a charge to cover the work associated with collecting utility bills, allocating utility charges in a legal and accurate manner and creating and sending invoices to all residents. For additional questions and concerns about these individual fees, please contact your apartment community staff as they are set by each individual property.

1 in every 10 invoices coming out of the entrata system is correct. After complaining to my leasing office they showed me that everything in their systems is correct but the problems occur when the data is tranferred to entrata

Antje, we would love to look into the problems you're experiencing at your property further! Send us a message at mperroni@entrata.com with your contact information so we can reach out.

I recently moved into Brookmore Hollow Apartments and I am so very happy. It is quiet and all the tenants are so nice. It is well maintained. Management is always available to take care of your needs. I will definitely recommend this complex to friends and family.

Our leasing office took away our deposit box and instead implemented Entrada as a way for residents to pay rent outside of their Monday through Friday 9-5 hours. We were told it would be a "small" convenience fee for paying with a card on the site. That small fee is $31 and change, only because we have MasterCard. If we had Visa, it would be $50. That is ridiculous and unnecessary. Terms and conditions also stipulate they can charge you fees WITHOUT notice! What businesses like this set out to do ought to be illegal.

Horrible Company. They layed off and fired 78 Reps right before Christmas. Nice! The call center in Provo, Utah just fired a woman with MS who was in the Hospital. They actually called the poor girl in the Hospital and fired her 7 days before Christmas. How very MORMON of them.

Currently living in one of their brand new properties... I will be moving out as soon as I possibly can. Was lured into a lease under a lot of false pretenses. They go out of their way to NOT tell you who the parent/management company is. I'm not an idiot and know how the internet works, I'm no Sherlock Holmes but I'm not as dumb as they think. Terrible management style, terrible business practices. I would not live in one of their properties again in my life. If I could give 0 stars I probably would.

Entrata is actually a property management technology company. We don't manage any properties. We provide the payment, leasing, website and accounting software for many communities' day-to-day operations. We're sorry to hear you're experiencing issues with where you are living. If you are having challenges with the company's website, resident portal or rent payment functionality, send us a message at mperroni@entrata.com so we can work out your issues ASAP.

I have been a property manager for 3 years, and ever since switching to Entrata it has been a complete joke. Do not recommend this unless every time you need to change something in Prospect Portal you want to spend an hour or two troubleshooting to figure out something you've always been able to do before. It really is ridiculous. Don't waste your time. Been having problems for the past year, but just deal with it because it's the system that our owner bought. Can't wait till we can switch. UPDATE: Currently trying to move in 4 tenants and am unable to. Been in the process of trying to figure this out for a week. My ticket was sent to a specialist, but I hadn't heard back for a week. I called to see what was happening and was informed it would take until the 16th to "release" how to solve the issue. I submitted the ticket on the 6th. I'm sure I don't understand the process of solving difficult technical problems, but I think 10 days is a bit long. Can't move my tenants in, so they still can't pay their rent online and are frustrated about the hassle. I would not recommend this online system for any kind of housing management.
