A great post from +Ryan Lundquist on changes in the market. 
Everyone sounds like a real estate expert when talking about what the market did in the past. But how do we know what the current market is doing? Do we give more weight to recent sales or listings? Do we have to wait for sales to be able to appraise something higher? I have four points in this post to consider. I'd love to hear your take.

What is the difference between "renovated" and "remodeled", and why does it matter in real estate? When communicating with appraisers, I always recommend explaining if something really is remodeled or not. Value is found in the details, isn't it? Any thoughts?

I am tracking Trulia and Zillow home value "estimates" versus the eventual sale price of homes I have appraised in West Orange County and South Lake County markets. Trulia reflects a range from 73%-148% and Zillow reflects a range from 75%-173% of the homes final sale price. Using these 'estimates' for marketing, tax or any other purposes over the opinion of a professional real estate appraiser can cost homeowners a lot of time and money.
