Great ideas and so true. The money is still green at closing whether cash buyer it credit buyer.
How to Compete With a Cash Real Estate Offer
You have found your dream home made an offer only to find out their is another person bidding against your for it and they are paying cash.

There is no question that going up against a cash buyer and winning is difficult but it's certainly not impossible. While sellers do love the fact that a cash buyer offers less risk, there are always other factors that can help sway your credit offer.

So how do you beat a cash offer? The answer is actually pretty straight forward. You just need to make the other terms of your offer more attractive to the seller. Some of the potential things that could sway a seller from choosing one offer over another are quite obvious and others not so much.

Of course the amount you offer on a home always carries a ton of weight. The money is still green at the closing whether you are getting a mortgage or not!

Additional things discussed in the article include waiving a home inspection or at least agreeing not to nickel and dime the seller for little things after a home inspection. You could also give a larger escrow deposit, give the seller the closing they desire (sometimes that even includes letting them rent back for a period of time).

Playing on their emotions with a nice letter can often times go a long way especially if the seller has happened to meet the buyer. All of these and more are broken down in detail in the article.

A great way to give a space just a little separation is to add a half wall like in this example!
