ANCHORAGE FRIENDS (and, please, feel free to share to other Anchorage folks!): 

Dale and I nested when we moved to Anchorage and bought a house. We bought many nice things. It was delightful, and we made a really nice home. :)

But we're in the process of moving across the continent, and not all of the nice things can come with us. Which is where you come in. SO MANY NICE THINGS! SUCH GOOD PRICES!

You'll get good deals, and you'll also be helping us out:  moving the things we have to move (family stuff, wedding gifts) is expensive, and selling the things we don't have to move is helping us pull together the cash for that.

Anchorage friends (mostly just the ones in the market for a house :)), check this out! (And I set this to public, so feel free to share!)

Very cute house, walkable to downtown (and Myrna's!), close to the trails (very bikeable to U-Med), perfect for socializing indoors or outdoors (we've thrown some epic yard parties). Has updated electrical (all up to 2011 code), new high-efficiency furnace, new high-quality doors, wood and laminate flooring throughout. Would be easy to turn into an up/down duplex!

The furnace has another zone available, and the estimate for all of the plumbing/piping work to properly heat the basement to was $10k. (We just used space heaters to supplement the existing heat in the bedrooms.) Adding insulation around the outside of the basement will run another $2-2.5k, for maximal energy efficiency. So you're still looking at $250k for a 4-bedroom house. In Anchorage.

It would cost you a bit more in supplies to get the downstairs kitchen ready for duplexing, but it wouldn't be hard. And although the flooring covers it, now, the entryway has been hooked up for a washer/dryer, so you could add a second set, or move the existing ones upstairs, if you did go the duplex route.

What I'm saying is: this is an AMAZING deal for anyone who wants to do a little fixing up. Or even for someone who doesn't, but who likes to invite friends over a lot. :)
