Houston ranks among the leading metropolitan areas in the U.S. and is the fourth largest city and the fifth largest Metropolitan Statistical Area (MSA) in the nation. Metro Houston area, which consists of ten counties, grew by more than 125,000 people between July 2015 and July 2016, making it the second fastest growing metropolitan region in the country. Despite the fall in oil prices, Metro Houston’s population gain remains solid. Forecasts show Houston’s population growth to be between 1.5% and 2.3% in 2018.

Houston industrial tenants move to new space, increasing
vacancy in older inventory

E-commerce continues to expand, helping to grow Houston’s industrial inventory. More than 12.3 million SF of industrial space is currently under construction, much of that in the form of distribution and logistics facilities. Liberty Property Trust is developing a 727,600-SF distribution warehouse located at 14803 Woodham Drive in the North Hardy Toll Rd submarket for Grocers Supply and a 550,000-SF distribution center is under construction at 636 Highway 90 in the Hwy 59/Hwy 90 submarket for Best Buy, just to name a few.

Houston’s office market posts positive absorption in Q2 2018

Houston’s office market made progress in the second quarter, posting positive absorption of 84,750 SF. This is a substantial increase from the negative 1.4 million SF of absorption recorded in the first quarter. Talos Energy relocated into 101,072 square feet in 3 Allen Center building in June and Cigna Corp. moved 600 employees into 91,190 square feet of space in the Brookhollow Central One building located at 2800 North Loop West in May. These were the largest relocations during the second quarter of 2018.
