Even though refinancing was absolutely on fire over the past couple years, nearly half of homeowners with a mortgage haven't refinanced for one reason or another.  So there's still plenty of opportunity, especially with the recent drop in rates tied to the stock market sell-off.

I recently put together a list of predictions for mortgages and the housing market in 2014.  I did the same in 2013, and was about half-right. 

Once again, mortgage rates will take center stage.  I don't expect them to rise much this year, though I was surprised at their tremendous movement in 2013. 

The new Qualified Mortgage rule will also be an interesting development, as will the appointment of Mel Watt as the new housing regulator.  Hopefully he'll keep fighting the proposed fees on new mortgages to keep housing affordable.

When buying a home, you have the option to pay in cash, which has been quite popular lately, or finance the purchase with a mortgage.  I compared both options and found that it doesn't need to be an either/or answer.  In fact, most home buyers use cash and financing to get the deal done. #realestate #mortgage #cash

A new report from Redfin highlights the housing markets that are looking better year-over-year.  San Antonio continues to be a winner in all these reports, along with Denver and other parts of Texas because affordability is strong. 

But they also found that only 12 percent of homes in Los Angeles and seven percent in San Francisco are affordable on two median incomes, meaning young couples and shipping out of the expensive regions of the country. #realestate

The new QM rule isn't expected to go unnoticed.  In fact, a good chunk of lenders believe it will affect between 90-100% of their purchase business in the form of higher costs and reduced access to consumers, according to a new survey from the National Association of Realtors. #mortgage #QM #realestate

It appears as if we're somewhere in between a buyer's market and a seller's market, with the latter coming to an end very recently.  However, it's hard to call it a buyer's market because inventory is still low and home prices/mortgage rates have both risen quite a bit over the past year.  Sellers are also still convinced they can get top dollar for their homes. 

Where do you think we stand?  Is it a buyer's market, a seller's market, or are things fairly balanced now?  Or getting there? #realestate #housingmarket

Yeah, I don't think it's a great or terrible time to buy.  You just need to look at your numbers a lot more closely unless you're head over heels for a particular property.

A new analysis from Trulia revealed that about 85% of real estate agents and brokers are homeowners. That's about 4.5% higher than expected based on demographics with occupation omitted. 

If you're an agent/broker, do you rent or own?  And if so, why?  For the record, I own because it makes sense financially.

Well it's possible an agent may not qualify for whatever reason, especially if they sold short or foreclosed during the previous boom.

There's been a lot of concern lately that HELOCs will soon be resetting, seeing that most were taken out about 10 years ago when home prices were near their peaks.  Making matters worse is that most of these products had 10-year interest-only periods, which will now become fully-amortizing. 

At the same time, the prime rate (used for most HELOCs) is still very low.  So if you're wondering which mortgage to pay off first, the answer isn't necessarily a no-brainer.  I cite two examples that give opposing answers. #dothemath #mortgageadvice
