MAGNIFICENT ESTATE IN LAFAYETTE

Address: 1465 Rancho View Drive
Building: Rancho View Knolls
Neighborhood: Lafayette
Bedrooms: 4 BR
Bathrooms: 3.5 BA
Style: Single-Family
Parking: Garage
Square Feet: 5,045
Listed At: $5,400,000

The definition of thoughtful design in harmony with its natural surroundings, this Lafayette estate is sophisticated and elegant yet practical and comfortable as it effortlessly blends a European grace with the rural serenity of the Napa Valley.

Among the enclave of picturesque and large home sites in Lafayette’s Rancho View Knolls, this custom home at 1465 Rancho View Drive is an oasis of tranquility the minute you drive through the gates.

Its current owners acquired the 2.8-acre property in 2003 and lovingly turned it into the quintessential family home that warmly embraces you with views of romantic rows of Primitivo wine grapes; unobstructed 360-degree views including Mt. Diablo, Briones Reserve, and beyond; a resort-style backyard; a mature grove of olive trees; and an organic garden bursting with seasonal produce and artfully crafted espalier apple trees. They focused on each element, and when it was done in the aggregate, it exceeded their expectations. Coveted by many over the years, the home has always given its visitors great pleasure knowing they are experiencing a special place including an ideal vantage point to observe nature and magnificent birds of prey that circle the adjacent field.

Striking architectural detailing flows throughout the 5,045 sq. ft. home, a canvas on which fine antiques and signature pieces custom-designed for the home from Antonio’s Antiques in San Francisco and design concepts from renowned interior designer Steven Volpe are showcased. Volpe, considered one of the top 100 designers in the nation, can juxtapose an 18th-century neoclassical chandelier from Paris, antique light fixtures, and hand-painted silk draperies with more contemporary furnishings and accent pieces to create awe-inspiring rooms. Pleasing to the eye, the pieces work like a pair of designer shoes and handbag that make an off-the-rack outfit look chic and put together.

Brilliantly designed by Kumaran Design of Soquel, noted architect of the Sea Ranch Chapel and the Cloudview Winery in Napa Valley, the two-level home was built in 2001. The home’s design optimizes California living with French and sliding glass doors effortlessly connecting the interior space every chance it gets with outdoor retreat spaces near serenading fountains; al fresco dining spots including a cozy fireplace; and expansive entertaining venues. Meanwhile, oversized windows frame the views like works of art and welcome an abundance of natural light.

The estate is brimming with fine craftsmanship, hand-selected materials, and a meticulous attention to detail from the expansive paver driveway, inviting front courtyard, and Tuscan landscape to the open flowing floor plan. The rich, warm hues of Italian tile and mesquite wood floors, the vaulted and exposed Douglas Fir beam ceilings, Venetian plaster walls, and Bonelli windows and doors combine with the sprawling backyard with an outdoor kitchen, pool, spa, fountains, and gardens dotted with antique planters. The hilltop landscape surrenders to the gently sloped topography and acreage where horses can graze and find shade under a canopy of oak trees.

The home features expansive formal rooms, flexible living space, a gourmet kitchen filled with amenities, and four bedrooms including a second-story master bedroom retreat with a dedicated home office, sitting room, and balcony.

Beautiful and smart, the home also has a passive and photovoltaic solar power system that means the monthly cost to PG&E to heat and cool the home is essentially nonexistent. The home is also wired with Cat 5 wiring and surround sound in the many rooms.

The feeling of being far away from civilization belies the fact that the estate is about 22 miles from downtown San Francisco, just minutes from freeway access; the convenience of BART, shopping, and dining in the charming downtown Lafayette and Walnut Creek; the top-rated schools in the Lafayette and Acalanes High School districts; and hiking at Briones Regional Park.

My wife and I sold our condo with their help and what started out as a positive experience turned into a negative one. The agent (Michelle Ye) represented both the buyer and seller in this case and it turned out to be a clear conflict of interest. If I had to do it all again I wouldn't. One bit of advice, GET EVERYTHING IN WRITING because they are NOT to be trusted.

In the crazy real estate market of San Francisco, you want the best agent to help you get the biggest bang for your buck. Whether you're buying or selling, I don't think you can find anyone better than Michael Minson. Michael came highly recommended and he did not disappoint. In fact, having just helped me sell my first home, he exceeded expectations. Besides helping to make the transaction as smooth as possible, his expertise and connections ensured that my SOMA condo put its best foot forward and attracted the attention it needed to find the perfect buyer. In the end, the evidence is in the sale and it speaks for itself. Not only did he manage to sell my unit in half the time it took my neighbors' to sell theirs (in the same building, with nearly identical floor plans), but even the final sale price was more than my neighbors' places went for (and they even had more square footage!). I cannot recommend Michael enough and, if fortunate enough to find another place in this city, will not hesititate to ask for his assistance again.

Finding rental accommodations for students in San Francisco is a daunting experience. I contacted Dirk Kinley in response to an ad and was treated well with timely responses to my emails, texts and phone messages. I cannot say that for the other 8 agencies I have contacted thus far. The search still goes on but I am grateful for one person who was polite, professional and to the point. Mahalo.
