How old is your contract? Have you gone to a Title company to review your contracts recently. Why not?!?!?! Get your ducks in a row! Schedule sometime before the end of the year to sit down with a Title Company.

You are doing your ARV all wrong!!! Our Hard Money explained to us that we need to take a close look at the VOLATILITY of your market as well to find the After Repair Value (ARV). Not only are you supposed to look at the "Recent Sales" in the market ... you need to take a close look at the number of houses "Under Contract" and the number of houses listed for sale as well as the the Days On Market (DOM) of the listed homes.
