Tax time is not just a busy time for individuals and small businesses, but also a prime time for cybercriminals.

Scammers are becoming more sophisticated, so sometimes it can be hard to know whether a message is really from the Australian Taxation Office (ATO) or a scam. In 2017, the ATO received over 81,000 reports of scams with $2.3 million reported lost and almost 10,000 people divulging personal information.

It's a good time to stop and remind your employees of the increased risk and the simple steps you can reduce the risk to your business.

RISING STRATA INSURANCE PREMIUM – IS IT MANAGEABLE?
You may be aware that strata insurance premiums have started creeping up since last year. Strata insurers have advised us that market conditions and the other contributing factors such as changes in underwriting guidelines, CPI, increasing reinsurance costs and rising loss ratios have made a further increase in premiums inevitable.

Are Strata Plans Eligible for Stamp Duty Exemptions?
One of the most common questions we have received after the announcement of the NSW Small Business Stamp Duty Exemptions, has been whether or not strata plans are eligible.

For the purposes of the Exemptions, Revenue NSW has stated that a small business is; an Individual, Partnership, Company or Trust that:

• is carrying on a business, and
• the business has an aggregated turnover of less than $2 million

The critical part of the definition is the requirement to “carry on a business”. Merely earning income from the provision of collecting levies to manage the common property is not sufficient to constitute turnover.

Generating revenue from alternative sources such as the leasing out of common property for a phone tower, or the leasing of a common hall for functions, etc. would be required.

Should you still be uncertain, we strongly recommend that you contact your accountant or financial advisor. Note: the declaration covers policies effected or renewed during the year ended 30 June 2018

We often discuss the importance of having the correct Building Sum Insured on your insurance policy, and understand that obtaining a professional valuation every year may not be feasible.

Determining the level of insurance required for a property can be difficult, as the estimate should be for the cost to rebuild to current standards and should allow for inflation.
