Edgewater Garden Court Condos - Right on the Lake

The Edgewater Garden Court Condos are located right on Oswego Lake in the city of Lake Oswego. The location is stellar with the main retail core of Lake Oswego steps away, along with the Saturday Farmers Market and more. The Edgewater Garden Court Condos look quaint from the street, but have a secret gem once inside. They are literally right on the lake. 

There is a beautiful courtyard with a fountain on the lake just steps outside of your door when you live at the Edgewater Garden court condos. It is a truly unique space that is not matched by any other condos on the water. Most of the condos here are one level with 2 bedrooms and 1.5 bathrooms, but there are some larger ones. The Edgewater Garden Court Condos were built in 1954 and some to this day remain untouched inside. When these come up for sale they are usually not on the market for very long. 

There has only been one sale in the last 2 years at the Edgewater Garden Court Condos. A 2 bedroom 1.5 bathroom completely remodeled condo sold in September of 2015 for $647,000 after being on the market for 93 days. It sold for cash and $339 a square foot. This might seem like a hefty price tag for a condo built in 1954, but let me assure you that this is a great deal for a condo right on oswego lake. This particular unit was updated nicely with a fancy kitchen, updated bathrooms and nice clean finishes. 

The Edgewater Garden Court Condos are nothing fancy on the outside, but living here is a real treat. One level living, waterfront views and access and more await the residents of the Edgewater. It is a quick walk to coffee houses, shops, restaurants and the farmers market. The location on Oswego Lake is amazing and the charm of the waterfront courtyard is unmatched.

Riverbend Condos - Luxury on the Willamette

The Riverbend condos are located in old town Lake Oswego right on the Willamette River. The Riverbend condos include 32 luxury condo homes with amazing river views and lots of privacy. The Riverbend condos are tucked away from the rest of the world down a long twisting drive that opens onto the Willamette River. Everything around the condos is undeveloped natural land and makes living in the Riverbend Condos very exclusive and private.

There are currently 2 condos for sale at the Riverbend Condos. The first is a 2 bedroom, 2.5 bathroom 1927 square foot condo with a large balcony listed at $670,000. The second is a 4 bedroom, 4.5 bathroom 5772 square foot penthouse with huge balconies and amazing views listed for $1,995,000. The average price per square foot is $346 and the average days on market are 104. In the last 12 months 2 condos have sold in the Riverbend buildings. The prices ranged from $670,000 up to $1,590,000 with an average price per square foot of $329. The condos were on the market for an average of 38 days.

The Riverbend condos have private elevators that are only accessible with a code or keyfob. The code will only take you to the single residence not allowing the elevator to stop on multiple floors. The buildings are very secure with cameras and secured elevators as mentioned before. The residences feel very private unlike many other condos where there are shared elevators and hallways. Each unit has deeded parking in a covered garage and private balconies. The outside space on these condos is fantastic with unobstructed river views and lots of room for dining, lounging and more. 

The finishes in the Riverbend condos are high end and unique to each unit. Some have over the top luxurious finishes in all rooms and others have the more typical granite and stainless finishes that are common in high end condos. The location is steps from the heart of downtown Lake Oswego and the retail core. There is an excellent Saturday farmers market very close as well. The Riverbend condos are a fabulous place to live allowing residents the freedom to enjoy the river and surrounding neighborhoods.

Peninsula Park Rose Garden - Coveted Pocket of Piedmont

Peninsula Park Rose Garden is something you would expect to see in a fairytale or a beautiful European city, but it is on the corner of North Albina and N Ainsworth Streets. The Peninsula Park Rose Garden was designed in 1912 and completed in 1913 and is a formal sunken rose garden in the heart of North Portland. The rose garden is the only sunken one in the state of Oregon and gets lots of visitors each day. The homes and streets surrounding the rose garden are wildly popular and a small pocket in the larger North Portland neighborhood of Piedmont.

The Peninsula Park Rose Garden is truly stunning. I stumbled upon it while walking to work one day many years ago and was astounded that I had lived in Portland my entire life and had never heard of or seen this magical place. It feels like a Parisian garden with a gorgeous fountain, gazebo and of course roses. Thousands and thousands of beautiful roses. This park is my favorite park in the entire city and we all know Portland has many many parks. 

Currently there is one home pending sale on the corner of North Kerby and North Rosa Parks Way. It is rare that the homes on Kerby come for sale in this block as they are hot properties and many have lived on this street for years. The home for sale has been occupied by nuns since the 1970’s and is in great original condition. It is a 3889 square foot craftsman listed at $599,000. There has been one sale this summer on North Kerby as well- the only one in over a year. It was a 2250 square foot bungalow that sold for well over the original asking price of $439,000. It sold for a whopping $493,000 in 4 days with multiple offers. 

It is obvious that the park is a huge draw to the homes on the surrounding streets. So much so that living on North Kerby has been a dream of mine for many years. To have the Peninsula Park Rose Garden as your front yard would be a truly unique Portland experience. We have many to thank for the beauty and history of the park including hundreds of volunteers that plant new roses and help take care of the old ones. On any given day in the park you will see folks playing in the fountain, walking dogs, taking pictures, getting married and more. Peninsula Park Rose Garden is a Portland landmark that shouldn’t be missed.

Shoreside East Condos - 55+ on the Willamette

The Shoreside East condos are located close to downtown Milwaukie right on the Willamette river in the Waverly Heights neighborhood. There are 39 units in the complex, a swimming pool, clubhouse and more. The Shoreside East condos are a 55+ community where residents can relax and enjoy the gorgeous views of the Willamette river.

Currently there are no condos for sale in the Shoreside East Condos, but 3 have sold in the last three months. The average price per square foot of the sold units is $129 with sold prices from $150,000 up to $174,000. The condos in the Shoreside East complex range from 1 bedroom, 1 bathroom up to 3 bedrooms and 2 bathrooms. Of the 3 that sold 2 were 1328 square foot 3 bedroom, 2 bathroom units. They were on the market for an average of 145 days and all of them sold for cash. There is not pending litigation that I was able to find at this time.

The Shoreside East condos were built in 1965 and some of them have been remodeled. There are 3 levels in the building, but the condos themselves are one level. Units on the ground floor are very desirable due to the ease of accessibility. The exterior of the building is simple and typical of condos built in the 1960’s. The interiors of the condos are all different with some upgraded and some not. The layout is the same in most of the units with large open living spaces and private bedrooms. It is what you would expect from the era it was built without all the bells and whistles you get with newer construction. The condos have large balconies with amazing river views as they are perched up on Lava Drive above the Willamette. Shoreside East has a very laid back and easy feeling about the community. 

The Shoreline East condos are close to lots of great things. The Sellwood neighborhood is close by and downtown Milwaukie is walkable.  There is a great Sunday Farmers Market, local restaurants, shops and more. The new MAX orange line runs into downtown Milwaukie allowing residents to take advantage of public transportation. The low maintenance building and nicely manicured landscaping adds to the relaxed way of life present at the Shoreline East condos.

The Waverly Neighborhood- Magic in Portland

The Waverly Neighborhood is a very exclusive area in Milwaukie located on the Waverley Golf Course. The homes in Waverly are grand with amazing lots and an exclusive feel. There is a main road in Waverly- Waverly Drive that is directly on the gorgeous golf course. Living in one of these homes is truly an experience that only a few people will ever get to enjoy.

Currently there are no homes for sale in the Waverly neighborhood. One has sold in the last year, it was a 4756 square foot colonial that sold for $1,395,000, just over $290 per square foot. This home was only on the market for 8 days and when the Waverly homes come for sale they are not on the market long. The homes here are all unique in that the architecture is varied, but they weave together a seamless neighborhood. These are the homes that you would expect on one of the most exclusive and prestigious private golf clubs on the West Coast. 

The Waverley Golf Course was established in 1896 and was the 2nd private golf course west of the Mississippi. Today the Waverley Golf Course and Club remains very exclusive, seeped in tradition with a strict dress code, no tee times and lots of social activities. Holidays and celebrations are a big deal at Waverley and if you are lucky enough to celebrate with someone here you will see first hand what we are talking about. The grounds are gorgeous, the outside grass under foot dining is five star and the guest accommodations are out of a story book. The course is on 138 acres on the Willamette River and includes a beautiful clubhouse, tennis court, swimming pool, wine program and kayaking adventures on the Willamette. The spelling of Waverley was originally Waverly, but it changed in 1912 to Waverley, it is rumored that there was an engraving spelled incorrectly that speared this name change. 

There are only a handful of homes in the Waverly neighborhood. Most were built between the early 1900 and 1950. There are tudors, colonials, grand mediterraneans and more. The streets are tight and windy with large mature landscaping that creates a magical feel. Driving down Cambridge street is a real treat if you have time, there are very old stone walls mixed in with the large boxwoods and charming street signs with family names at each corner. This area is one of the most exclusive neighborhoods in Portland area, rich in tradition and old Portland charm. There is no new infill in this area and in my opinion there shouldn’t be. My hope is that all of the homes in Waverly are lovingly respected and maintained for what they are today and what they once were for many years to come. 

Living in the Waverly neighborhood is a dream for most and reality for some. It is one of Portland’s last neighborhoods that has not been touched and maintains its original character and charm.

The Pearl Townhomes - Historic Urban Living

The Pearl Townhomes are some of the most notable homes in all of Portland. They are located at 601-637 NW 11th Avenue in the Pearl District. The Pearl Townhomes are incredible, they were originally built in 1908 and were called the Railway Express Building until being converted to townhomes and are now known as the Pearl Townhomes. The Pearl Townhomes are what you would see in New York, brownstone style walk up townhomes with a brick exterior. They are stunningly unique and allow residents urban living at it’s finest.

Location alone would sell these townhomes, but couple that with amazing space and interiors, private garages and rooftop decks and you have the Pearl Townhomes. The renovations from what I’ve seen are stunning with top of the line finishes featuring a modern aesthetic. Large windows and tall ceilings add to the interior charm of these townhomes. The exteriors are noticeable with brick facades, private patios, awnings and welcoming stairs. 

Currently there are two of these townhomes for sale, this is a rare occurrence. They do not come for sale very often and when they do in general they sell fast. The smaller of the two for sale is a 2691 square foot 2 bedroom, 2.5 bathrooms unit listed at $2,100,000. The other is actually 2 units for sale as one that is 3888 square feet with 3 bedrooms, 2 full and 2 half baths listed at $2,775,000. The average price per square foot is $741 a square foot - one of the highest in the area. These on average have been on the market for 94 days.

One unit has sold in the last 12 months at the Pearl Townhomes. It was a 2698 square foot townhouse that sold for 1,850,000 and was on the market for 65 days. This is relatively quick for a sale of this price point in Portland. High end real estate tends to stay on the market longer as the pool of buyers for luxury real estate is much smaller than the pool for the median price point in the city. This unit sold for an impressive $686 a square foot.

The Pearl Townhomes are located in the wonderful Pearl District and are close to everything the neighborhood has to offer. You can walk to the streetcar that runs right outside the front doors or to an endless amount of restaurants, bistros, boutiques and other small businesses. Living in the Pearl Townhomes is an experience of residency that would be hard to replicate anywhere else in Portland. The historic status of the building, comfort of livability with size and location are like none other.

Arbor Lodge Neighborhood - 

The Arbor Lodge neighborhood is located in North Portland and is between Willamette Blvd and the I-5 freeway from Ainsworth to Lombard Street. The Arbor Lodge neighborhood is a nice mix of residential and commercial with some big retailers and local business alike. The MAX was added in 2004 and since then has really helped with the accessibility and rising prices of the neighborhood. There is a New Seasons Market and Fred Meyer Superstore that have been added within the last 10 years. Arbor Lodge has become a completely different neighborhood in a very short amount of time and the real estate market is reflecting its popularity. Currently there are 9 homes for sale in the Arbor Lodge neighborhood ranging from a 1368 square foot 2 story infill built in 2003 for $339,900 up to a 2615 square foot contemporary 2 story built in 2015 for $698,000. The average time on market is 20 days and the average price per square foot is $199/ foot. There are currently 15 homes pending sale in Arbor Lodge with an average price of $173 per square foot and average market time of 8 days. The average square footage for the pending homes in Arbor Lodge is 2129 square feet. In the last 30 days 7 homes have sold in Arbor Lodge ranging from $292,125 up to $425,000 with an average of $226 per square foot and average market time of 8 days. One thing's for sure, prices have risen considerably in the last 10 years and market time has dropped.

Folks flock to Arbor Lodge looking to score a deal and get into an urban neighborhood close to public transportation, shops, boutiques and more. The residential streets are just that, residential. They are wide, quiet and have a large mix of home styles adding to the fun quirky feeling of Arbor Lodge. Each home has it’s unique personality that adds to the flavor of the area. Most of the businesses in Arbor Lodge are located on North Lombard Street and North Interstate. They include the above mentioned New Seasons market, Fred Meyer Super store and many local businesses. I have been a frequent customer of the Rainbow Lampshade Shop on Lombard for years, they are the best at rewiring old lamps and chandeliers and making custom shades.

The biggest anchor to the Arbor Lodge neighborhood is the Arbor Lodge Park. Arbor Lodge Park has been in the neighborhood since 1940 and is right across from the Chief Joseph Elementary School. There is a strong sense of community that is apparent when spending time at this park. Children from the school play here and many others enjoy activities at the park as well. The entire park is surrounded by sidewalks increasing the walkability of the area and opening the park to all who live in the neighborhood. 

Most of the homes in Arbor Lodge were built between 1910 and 1930, although there are many newer infill homes that are sprinkled throughout the neighborhood. Arbor Lodge is a great place for developers to build new infill homes as the desire to live in the area increases and there are homes here that need to be restored or torn down. Arbor Lodge has been popular throughout the years for different reasons, early on the railroad brought folks to Arbor Lodge, then WWII brought workers here and now the MAX and revitalization of the area has brought many new residents. Living in Arbor Lodge affords a unique urban lifestyle with a strong sense of community.

Summerlinn Condos in West Linn

The Summerlinn Condos are located in West Linn just minutes from the cities downtown. They are tucked away, but very accessible to major freeways, shopping, dining and more. Summerlinn condos are composed of 116 condos that were built between 1999 and 2001. There are many different floorplans and styles to choose from, although right now not many units are on the market.

Currently there are only 2 condos for sale in Summerlinn. Both are 1 bedroom, 1 bathroom units with around 700 square feet. They are one level and true condos with private bedrooms, although are above garages, so stairs are involved. They are listed for $155,900 and $169,900 averaging at $220 a square foot. They have been on the market for an average of 126 days. There are 6 condos pending sale right now including some of the townhouse style condos that are 2 stories with a garage underneath. These are in the 1200-1600 square foot range and most are 2-3 bedrooms and 2 bathrooms. The pending condos are on average a price of $160/square foot and were on the market for an average of 130 days. They range in price from $147,200 up to $239,900. 9 condos have sold in the last 90 days at Summerlinn. They ranged from $165,000 up to $233,700 and sold on average in 162 days. It has been a very busy summer at Summerlinn.

Summerlinn Condos have been popular since there were originally built in the late 1990’s due to the great location and outstanding amenities. Summerlinn Condos did have some issues several years ago with some siding needing to be replaced and I believe there was litigation involved in that process. There is currently no litigation and they are FHA approved. Summerlinn is a unique community in that there are also many rentals within the complex. There is an onsite rental office that is open daily to help keep the complex full. Originally they were all to be sold, but after having issues with the market and siding some were rented out and some were sold. There are a few different phases of Summerlinn as well, explaining the 2-3 years of construction that went on in the community. 

Summerlinn Condos have a nice front gate that locks after hours and is only accessible through key fob or code. They have a wonderful clubhouse with a business center, main room with large stone fireplace that is available to rent out for private parties and events. There is a beautiful spa and swimming pool that is for residents and their guests only. Summerlinn has a putting green, private library, sport court, playground and more. Summerlinn has a nice sense of community and is close to downtown West Linn. There is a large variety of people who choose to call Summerlinn home including young families, professionals and more. It is a nice low maintenance, comfortable, safe community.

Glendoveer Neighborhood and Golf Course - 

Glendoveer Neighborhood and Golf Course is located in deep NE Portland between NE Halsey and NE Glisan Streets. Glendoveer is known for large sprawling daylight ranches and manicured lawns. Most homes in the Glendoveer neighborhood are one to two level and were built in the 1950’s. The Glendoveer neighborhood surrounds the Glendoveer Golf Course located at 140th and NE Glisan.

Glendoveer Golf Course is an everyday golf course thats open to the public. There is a West and East course and is considered one of the better public courses in the Portland area. On any given day you will see  folks golfing in jeans and polo shirts adding to the casual Portland vibe at this course. The golf course was opened in 1923. The Ringside Grill is located on the Glendoveer Golf Course and is a great spot for casual and fancy dining alike. The bar has an amazing happy hour and arguably the best onion rings in town.

Currently there are 6 homes for sale in the Glendoveer neighborhood ranging from $254,500 up to $549,000. The average days on market is 49 days and the average price per square foot is $149. Of the 6 homes for sale in the Glendoveer neighborhood the average square footage is 2266, most of these are ranches built in the 1950’s and 1960’s. There is one home pending sale - a 2816 square foot ranch for $340,000. In the last 30 days 4 homes have sold in the area in on average 6 days on the market. The average price per square foot of the sold homes is $153 and the sold prices range from $249,000 up to $371,500. 

The Glendoveer neighborhood boasts wide open streets, large lots and classic homes. This area is very walkable and bikeable and some folks have lived in these homes from the day they were built and continue to enjoy the neighborhood and golf course. The Glendoveer neighborhood is close to public transportation, shopping, dining and more. It truly is a great place to live.
