Texas home sales up 8.46 percent in fourth quarter

Texas home sales scored their second best year ever in 2014, according to a new report from the Texas Association of Realtors.

Real estate agents sold 66,664 homes in the state during the final quarter of 2014, according to the Realtors’ association. And for all of last year, more than 284,000 houses in the state changed hands.

“The fourth quarter of 2014 marked three-and-a-half years of continual home sales growth for the Lone Star State and the highest annual home sales volume since 2006 – a testament to the strong and enduring demand of Texas real estate,” Scott Kesner, chairman of the Texas Association of Realtors, said in a statement.

Texas home sales prices were up 7.76 percent in the fourth quarter compared to a year earlier with a median price of $185,900.

Dallas-area prices rose 9.4 percent to a median price of $207,900 in the fourth quarter.

And fourth quarter Dallas-area sales were up 6.42 percent from the final quarter of 2013.

Despite the strong fourth quarter home sales across the state, the total number of properties sold by real estate agents was slightly below the record volume in 2013.

“Texas home sales in the first half of 2015 are expected to be similar to what we’ve seen in 2014, but continued increases in home prices and record-low inventory levels should still continue,” said Dr. James Gaines, economist with the Real Estate Center at Texas A&M University. “Historically, Texas home prices have only risen 4.5 percent year-over-year.

“Continued housing demand, especially in Texas’ metro areas, will be critical to sustaining our market’s strong housing development in 2015.” 

Texas Dominates list of 10 Cities Expected to Bloom in 2015

People are flocking to Texas. Five cities in the Lone Star State made Forbes’ annual list of the fastest-growing cities for the year—the most of any other state. Strong population growth and unemployment levels below 5 percent continue to make Texas a big draw.

Forbes compiled its list of fastest-growing cities for 2015 by analyzing the 100 most populated metro areas in the U.S. and ranking them on six metrics, including estimated population increases, job growth, economic growth, and the median annual pay for college-educated workers.

Here are the 10 metros that topped Forbes’ list as fastest-growing cities for 2015:

1. Houston
Projected 2015 population growth rate: 1.74%
Job growth rate: 4.5%
Unemployment: 4.8%

2. Austin, Texas
Projected 2015 population growth rate: 2.51%
Job growth rate: 3.14%
Unemployment: 4.13%

3. Dallas
Projected 2015 population growth rate: 2.04%
Job growth rate: 4.1%
Unemployment: 4.91%

4. Raleigh, N.C.
Projected 2015 population growth rate: 2.02%
Job growth rate: 3.54%
Unemployment: 4.83%

5. Seattle
Projected 2015 population growth rate: 1.3%
Job growth rate: 3.56%
Unemployment: 4.7%

6. Denver
Projected 2015 population growth rate: 1.43%
Job growth rate: 2.66%
Unemployment: 4%

7. San Francisco
Projected 2015 population growth rate: 0.95%
Job growth rate: 3.52%
Unemployment: 4.16%

8. Fort Worth, Texas
Projected 2015 population growth rate: 2.1%
Job growth rate: 2.64%
Unemployment: 4.95%

9. Charlotte, N.C.
Projected 2015 population growth rate: 1.98%
Job growth rate: 3.1%
