KRISANA PARK Home Values 2014 vs 2013 – ModCoHo – Modern Colorado Homes – Kentwood City
Located in southeast Denver conveniently located half way between Downtown Denver and the Denver Tech Center #KrisanaPark is one of metro Denver’s Premier #MidCenturyModern Communities.  There are 174 homes in the Krisana Park Neighborhood occupying a 5 block area running from Dahlia on the west, Filbert Way on the east, Florida on the South and Louisiana on the North.  These homes were built by H.B. Wolfe and Company in the mid to late 1950’s.  Many refer to these as #Eichler in Style or#CaliforniaContemporary, #Usonian even Frank Lloyd Wright. In November of 2009 the community received the Mayor’s “Design Award” for “Best Revitalized and Sustainable Neighborhood in Denver.  The original footprint of most of these Post and Beam constructed homes was approximately 1200 square feet with no basement and typically 1 carport.  Homes that are in original condition and in need of updating or restoration can be bought in the range of $390,000 to $425,000 depending on the lot and location.  Prices for homes that have been fully restored and had master bedroom suite additions have sold recently for as high as $649,000 many of these higher priced homes have added 2 car garages.  Easy access to transportation is excellent out of Krisana Park with its proximity to I-25 and Light Rail at Evans and Colorado Blvd.  The Cherry Creek Mall and Cherry Creek North are just a couple miles to the north with excellent shopping and culinary delights.  Several of these homes have been featured in Colorado Homes and Lifestyles Magazine, the Denver Post, Atomic Ranch.#5280Magazine has named Krisana Park as being one of the BEST Nieghborhhoods in metro Denver several times. Premiums are paid to be on the inside of Mid Century Modern neighborhoods so that the whole effect of living in such a cohesive #MCM neighborhood can be fully enjoyed.
Krisana Park again is setting record high prices in 2014 for both the lower priced homes that are in need of a total renovation to totally gutted fix and flips.  A total of 18 homes sold in 2014 compared with 14 in 2013.  The low price was $343,500 ($286,000 in 2013) for a home on Dahila St. and a high of $649,000 ($607,000 in 2013) for a home on Elm St.
The lowest priced home that are in need major renovations averaging in my estimate to be from the high 300’s to the low 400’s.  Multiple fix and flippers continue to dominate the lower end with cash purchases knocking out a lot of buyers that require loans for purchase. You better be prepared to pay around 390-425 for a home that needs a lot of work if you can get it under contract.  These prices have been below 400 for several years. Original homes in Krisana Park Typically started with around 1250 square feet 3 bedrooms and 2 baths.
The highest price paid was for a total gut job fix and flip on Elm Street at $649,000 ($607,000 in 2013) with 4 bedrooms and 3 baths 1963 total square feet with additions. It appears that renovated homes will now run from around the mid to upper $400’s to $649,000.
Average days on market were 29 (24 in 2013) however this is not very descriptive of the reality…. Most homes priced and marketed correctly sold in an average of 8 days… there were 4 homes out of a total of 18 homes sold in 2014 that were on the market an average of 105 days throwing the average off.
I am not a believer in price per square feet for it does not take into consideration all the variations or renovation quality and deferred maintenance needed on various homes. For those that do like this the average price per square foot was $318 ($297 in 2013) with a low of $249 ($208 in 2013) and a high of $379 ($ 378 in 2013)
Due to the proximity to Cherry Creek, being halfway between downtown and the DTC, close to light rail and I-25, great bike paths I see the prices in Krisana Park to continue breaking records in 2015 so long as interest rates do not really spike.

Arapahoe Acres Home Values 2014 vs 2013 – ModCoHo 
Arapahoe Acres is the premier, highly coveted Mid Century Modern neighborhood in the Metro Denver area. It is the first post World War II subdivision to become a historic district on the National register of Historic Places. Built between 1940 and 1957 there are 124 individually designed and site specific modern homes. 
There were no record setting prices in Arapahoe Acres in 2014 mostly due to the fact that only 4 homes changed hands and 2 of those were on the outside streets that command less money due to either busy streets or not looking across the street at other Mid Century Modern homes.  A total of 4 homes sold in 2014 compared with 8 in 2013.  The low price was $315,000 ($335,000 in 2013) for a home on Marion St.  that was on the outside and needed total updating and a high of $431,000 ($600,000 in 2013 that was a record for the Middlebrook Estate on Cornell Ave.) for a home on Lafayette St.
The lower priced homes continue to be those on Dartmouth and Marion due to the size and being on the outside.  These homes were mostly built with Frank Lloyd Wright Usonian theories in play with limited square footage – originally 800-900 square feet 2 bedrooms and 1 bath.  These small units tend to sell between $300,000 and $345,000.
Average days on market were 7 (37 in 2013)…. The reflection of longer days in 2013 is more due to the fact that 3 homes sold for above $ 500,000.

For those that do like this the average price per square foot was $329 ($331 in 2013) with a low of $279 ($255 in 2013) and a high of $332 ($ 412 in 2013)  These prices per square foot are still beating the prices per square feet of other Mid Century Modern neighborhoods such as Krisana Park.
Arapahoe Acres continues to benefit from new restaurants in downtown Englewood and along the Broadway corridor.  The new King Soopers and market place at University and Hampden are excellent additions.  The schools in Englewood continue to improve with a lot of new scrapes of Modern new Contemporary homes and duplexes.
It is my feeling that if some of the larger homes were to come on the market we could easily see the upper $600,000 with a large number of buyers just waiting for that special property.  Buyers seem to be more interested in getting properties that are in original condition either leaving them rather original and restoring them or having a blank slate to make their preferred changes and are willing to pay high premiums for those properties. Often times we will see updated and renovated homes sit for a while with a buyer pool that is VERY picky and often times to not like the finishes or choices of the previous owners.
