Bad Photography in Real Estate
One of the most important things in selling a home is the photography!

In fact the photography in real estate can make or break a sale. When consumers are surfing various websites the one thing they will focus in on are the photos. Generally speaking most buyers will not read a lot of text if the photos do nothing for them. They will skip right on by to the next home.

In real estate presentation is everything. You only get one shot to make a first impression.

Remarkably many sellers do not check up on their Realtor after their home has been listed to check up on their agents marketing.

As +Rob Thomson points out below this is a huge mistake! There are some real estate agents that do a magnificent job at marketing and others  who clearly don't give a crap.

If you take anything out of this understand that the agent who lists your home is in control of selling your property NOT the person who brings the buyer into your home.

Properties sell themselves and it is the marketing that gets them in the door. Do yourself a favor and check up on your Realtor.

Don't be caught with your pants down and have embarrassing photos like these floating around the internet.

5 Mistakes In Real Estate Photos!

Throughout the years we have seen cameras get better and better, but it seems that realtors have gotten worse and worse when it comes to the photos that they put in their real estate listing. All to often we see photos in real estate listings where a realtor has taken a picture of a room with out even a thought in the world. So we have developed a list of the top mistakes realtors make the most in listing photos so you can try to avoid making them.
1.)    Crooked Photos:
Using crooked photos in your listings is a huge mistake. Almost all computers have a photo editing tool that will automatically straighten them. So be sure to take advantage of it and fix your photos before you go posting them in listings.

2.)    Blurry Or Out Of Focus Photos:
Using blurry or out of focus photos in your listings is another big mistake that you should try to avoid. Try to take several shots of each room so you can choose the best one from the lot and not get stuck with a blurry or out of focus one.

3.)    Photos With People Or Pets:
You may think that photos with people or pets in them make a home look or feel more welcoming or friendly but it doesn’t. Using photos like these in your listings is a big mistake that you need to avoid.

4.)    Interior Photos With Poor Light:
Using photos with poor lighting is a mistake that you should avoid as much as possible. When you are taking photos try experimenting with your lighting and again remember to take multiple shots and choose the best one.

5.)    Partial Room Shots:
You may think that partial shots where only the corner is showing is creative and will add some style and appeal to your photos but this is not the case and using a partial shot is a mistake. You should always try to stand in a corner and get as much of the room in your photo as possible.

How to Rock Google Plus Visually
It is a fact that better looking posts on Google Plus will draw far more attention that those that are not!

There are a number of ways to stand out on Google Plus but at the top of the list is the photo, graphic or GIF that you share. Take the time to be creative with your visuals. When you do so your engagement will go up!

Notice how I have used a headline and it is in BOLD. This is another good practice as it draws attention to your article. It is also the first thing a search engine sees as well.

Under the title you will notice that I have used italics for emphasis. This also helps draw attention to the post.

These are just a few quick tips to make your presentation on Google Plus look better.

The Relocating Real Estate Buyer
When a buyer is relocating from another part of the country and even sometimes within their own state they may need a lot of help learning about their potential relocation destination.

One of the things real estate agents can do to help the process of educating a client is to use technology as an aid. There are a number of things you can do including video tours, creating Pinterest boards and others.

+Samantha Reeves has created a nice article on the subject and I have provided a suggestion on how you can use Pinterest to help a relocating client. There are of course many great uses for Pinterest as a real estate agent whether you are working with buyers, sellers or both.

My advice entails creating a board that shows off an areas local attractions including schools, major shopping, restaurants, demographics and highways access.

Fresh Water Farm is a great place to grab lunch. They have a great deli that serves outstanding food. They are also a specialty market that has a wide selection of tasty snacks and fruits. The atmosphere is terrific and the people who work there are very helpful.

Sunnyside Cafe is one of the best breakfast spots in the area. I go there to grab breakfast almost every Sunday. They have a really good selection on their menu and the wait staff is very friendly. I would recommend Sunnyside if you are a fan of a good breakfast!

I have been to many of the gyms in the area but Gold's is by far my favorite. I have been a member there for the last six years or so. I like the atmosphere because it is well lit and clean. You are always able to get to use the equipment you need as it is not super crowded. The have ample weights and cardio equipment as well.

You will be surprised when going into Hopkinton Drug if you are expecting a typical drugstore. It is far from that! I would call it a specialty store that has a wide variety of items including a great selection of greeting cards, nick nacks, magazines, as well as snack items.

The long horn is one of my favorite restaurants in the "chain" variety. The have really tasty food especially their steaks and salmon. I like the fact you can sit at the bar and eat peanuts as a quick hold over snack before the meal comes. They have really excellent bread and salads. You will never leave this place hungry as they have good portion sizes. I would recommend the Longhorn in Franklin if you like a relaxed atmosphere.

As a Realtor who has been in the business for twenty five years I have my ear to the ground when it comes to who does a good job for those that need a mover. I have been working with Gallo Moving and Storage for years. They do a good job and are competitively priced. They do both short and long distance moves. I have referred numerous clients to them over the years and they have always been satisfied.
