Don't Get Caught in the 'Renter's Trap'!

In a recent press release, Zillow stated that the affordability of the nation’s rental inventory is currently much worse than affordability of the country’s home sale inventory. The release revealed two things: 

Nationally, renters signing a lease at the end of the second quarter paid 29.5% of their income to rent. 

U.S. home buyers at the end of the second quarter could expect to pay 15.3% of their incomes to a mortgage on the typical home.

If you are currently renting you could get caught up in a cycle where increasing rents continue to make it impossible for you to save for a necessary down payment.

Did you know that for the FIRST time in nearly a DECADE, it may be CHEAPER to buy a home in the Wilmington area than it is to RENT?! 

Let me give you a few recent examples for ACTUAL buyers of mine. 

Buyer 1 - Purchased a home for $165,000. It was 3 bedrooms, 2 baths, 1 car garage, fenced yard, & a little over 1/3 acres. They received 100% financing & received nearly all of their earnest money back. They moved into their new home for a little over $600 out of pocket & they didn't have a house payment due for 42 days! Their house payment is $1031 & that includes taxes, insurance & wind & hail insurance. That same home would have rented for $1250-1300 a month. 

Buyer 2 - Purchased a home for $190,100. It was 3 bedrooms, 2.5 baths, 2 car garage, fenced yard, over 2100 square feet & just under a 1/2 acre. They also received 100% financing & they didn't have to bring a single dollar to closing. Their house payment wouldn't be due for 56 days. Their house payment is $1195 & that includes taxes, insurance & wind & hail insurance. That same home would have rented for $1300-1400 a month.

Why waste the additional $200+ per month paying someone else's mortgage, having the restrictions of being a tenant, allowing the landlord to receive the tax benefits & appreciation of the home & helping THEM to build their wealth?
