In general, a listing agreement is a contract between a seller and real estate agent that authorizes the agent to sell certain property and which specifies the terms and amount of the agent’s compensation. While sellers and agents have the freedom to negotiate and create any listing arrangement they desire, many sellers and agents adopt one of the three traditional listing agreements: (1) exclusive right to sell, (2) exclusive agency, and (3) open listing agreement.

Duress in real estate transactions can exist where one threatens physical harm or harm to property, but whether there is undue influence in a real estate transaction sufficient to warrant rescission of the contract is a question of fact.  In making this determination the adequacy of consideration is evaluated, as well as whether the transaction is at arm's length.

Google+ Helping Bocazo.com in Google Search
I thought of letting our followers in on how effective Google+ has been in Bocazo's Google rankings. As you may remember Bocazo was launched last November and now after 6 months our site is starting to rank on Google search. The attached Google Analytics screen snippet gives you an idea of the increase in traffic we have seen just from Google search.

So how did we get here. Basically, we put most of our energy into two things:

1. On page content and html tags optimization.
2. Google+ postings and interactions which legitimatized the website.

In my view Google+ has been the main driver in giving Google search the confidence it needs for indexing and ranking our pages. Oh and BTW, there was no work done on acquiring any back links. All back links are completely natural.

A note of interest is that most of the search traffic so far has been for appraisers and Realtors which is somewhat surprising.

Please feel free to ask any questions that you may have. I will do my best to answer them and hopefully help you advance your efforts on Google search.

Buying a home in Occidental can be an exercise in patience or the result of an attractive offer. Due to the low population and a large representation of middle aged residents, there is very little turnover of homes resulting in low housing inventory.

Marin County Code of Ordinances permits 1 real estate sign per single family dwelling to be displayed without a sign permit as long as it does not exceed four square feet in size.

When you're buying a home it may not always be clear if an item is a fixture.  In California we have a 3 part inquiry to determine whether an item is a fixture and thereby part of the real property.
