This was the worst apartment complex i have lived in. Because i wasn't able to do an in person exit walk thru, they charged me a bunch of money to replace carpets that i made sure i had professionally cleaned, or so they say.. This was clearly a scam to keep $230 in their pocket i also found a dead mouse outside teh building on May 18th and sent an email to them. Their only response was to ask if i was able to remove it.. NO pest control done... Also i had to contact the police at 2 am when someone attempted to break into my apt.

I have been a member of this community since May 2013. I have had one of (if not THE) BEST experiences living here! Really no complaints. Ill take time to cover the 'important things' concerned with apartment living: 1. Maintenance/Front Office Staff- Any request I have made for service has been answered and handled in the SAME business day. Always courteous, BEVERLY will make sure you are taken care of - all of the staff is great! Water/sewer bill is based on the community- mine averages $56.00/month (i have a 1bd/1ba). Pet friendly. 2. Grounds/Neighbors- Always, always kept- Gorgeous community. Lawn care service is here seemingly once a week. Trash compactor is rarely over-full, and i never see trash outside. The office holds monthly events and gatherings for the residents which is great. The entry gate is ALWAYS working and operable. Breezeways/walkways clean and well lit. Community holds up high end standards! 3. In General: Perks- on the bus line for Gwinnett Co. transit, quiet and clean neighborhood, upgrades like crown molding and cherry wood. Reasonable rent for the location and amenities. PLENTY parking. Active community. Drawbacks (if i HAD to say something)- kids from neighboring complex like to use our facility (i.e gym, pool) (front office is ON this). Laundry room can be crowded on weekends (most units come with w/d).

Must watch out for the office girl with Liz, she will blame you for everything that she or her team does wrong and give you a horrible, nasty, obnoxious attitude when she does it. Calls are not returned, follow up doesn't happen, mistakes are made monthly! Gotta love lack of integrity, honor, customer service, or work ethics! Last time I was aware the RESIDENTS are the clients and they should be treated as such! Oh and if you're late on your rent by A DAY and it's late because THEY did something wrong electronically, say hello to $150 fine!! So tell me, what can you charge them when they screw up costing you money?? NOT A DAMN THING! Residents drive like maniacs through the parking lots (look out runners they will run you over) or will back into your car thus destroying the back half and then drive away! The apartment complex next door doesn't have a pool, so ALL the children that live there come to this pool. Wrist bands are supposed to be worn by residents and they are allowed to have 2 guest who are also to wear them - YEAH RIGHT! No one checks and no one cares, good luck finding a place to relax with peace and quiet - NEVER GONNA HAPPEN! Electronic security gate rarely works, broken most of the time and people can follow you in anyway so what's the point? The guest gate is an even bigger PITA as it has to call you and if you don't pick up the phone during the very first ring, your guest has to start all over again, so it can take 5-10 minutes to even get them through the gate. Bugs have become a HUGE issue and getting them to come out takes an act of Congress! I've had to have maintenance come out to fix the same issue 5 times and they still haven't fixed the issue, SERIOUSLY? THEY DON'T CARE! Rent goes up, customer service goes down, additional bills are created!

I lived here for a year. The service was very good as far as the maintenance of the property, the residents, and MOST of the office staff. That maintanence staff was very nice and always very timely in resolving issues. There were never really any major issues. Everyone in the office was very cooperative except for the manager and I believe her name is Liz. I maintained my apartment very well. If you moved into this property you need to nitpick on the initial walkthrough and MARK IT DOWN on the sheet they provide. We were penalized for the countertop having a scratch from where you would cut like an apple without and cutting board. There wasn't any major damage to the countertop you could just tell that there was a tiny scratch, the paint was not removed it was just the very slight indentation. The countertop the was laminate which has been sprayed with some type of dark white speckled spray paint (ie. Rustoleum) without any type of protectant over the paint. We cleaned the carpets before moving out and there was no bad strains of very dirty areas. But Liz marked off on the final walk through on the simplest of things (cabinet knob being loose in the rest room, the oven not being COMPLETELY SPOTLESS, ( might my fiance even offer to wipe it down again to satisfy what they felt was unkept and they did not allow him to!) So please mark down everything that you see when you move into that apartment because things that you wouldn't think would be an issue we're definitely an issue. The COLORED bands they provide you and guests FOR GYM, LAUNDRY, AND POOL ACCESS.. They will penalize you if they are misplaced. We never used them and end up paying the price because we "put them up" and did not locate them until after we unpacked lol. We stayed towards the very front of the property. We loved the amenities and really didn't have any issues with the property or the other residents that resided there.

WORST APARTMENTS!!! HELP! I have JUST MOVED IN A MONTH AGO and already I have had to call the office for so many issues from bugs, to neighbors etc. The staff is very nice when showing you the apt but the second you sign on the dotted line they will SCREW YOU OVER. no calls back, worst customer service, no response, etc all within the first week
